What is my account balance?
A statement is mailed out on the 6th of every month if there is a balance owing.
How can I get a receipt?
Your cancelled check from the bank is your receipt. We will not be issuing receipts.
What is the best way to know if you received my check?
Access your bank account online.
How do I get more check labels?
We do not provide additional labels. Simply write the Tenant Code - Property Code on the top middle of your check or on the memo line.
Can I pay online?
Currently, no. However, you can setup a recurring "Bill Payment" with your bank as many tenants have done.
I signed a one year lease, when will I receive a renewal?
45 days prior to the end of your lease a renewal notice with a return envelope will be sent as required by the Landlord-Tenant Code.
How do I dispute a Violation Notice that I received?
a. Condo, Townhouse, Planned community, etc - If your notice is a result of an association violation (attached) you will need to contact
the resident manager and/or the association manager directly. Check your Brown unit folder for the contact information if it is not
shown on the violation notice.
b. Apartment buildings, Houses, Duplex, etc - Send us an email stating the reasons why the violations is not justified and attach
supporting documentation and pictures.
c. Unresolved violations may result in additional monetary fines and/or evictions.
How do I remove and/or add a tenant? Change in tenancy.
Your lease states no changes to the tenancy can be made during the first year.
After the first year, the remaining tenants and any additional persons must re-apply. Upon approval an appointment is made to sign the Tenant Change Addendum at the same time. All remaining and released tenants must be present at the same time to sign the TCA. The administrative fee in your lease applies.

Why didn't I receive a W/O confirmation?
Your Tenant code and Property code must be entered into the correct fields. Each code consist of 6 characters (digits/alphabets)
Our W/O request has 2 parts.
Part A. If it was submitted correctly you will receive an "acknowledgement" immediately. If not, your tenant code and/or property code was incorrectly inputted. The codes can be found on the labels for your check or on the top right of your lease agreement. Please resubmit.
Part B. If the request has been acknowledged you will receive a "confirmation" within 8 business hours.
What do I do in case of an emergency?
a. If you live in a condominium, call the resident manager for immediate assistance.
b. Otherwise do as stated in your Rental Addendum, under emergencies.
1) If it concerns fire, police or medical - call 911.
2) Other emergencies after hours, weekends and holidays
a) If it cannot wait until the next business day, call a licensed professional found on the internet who can respond quickly.
b) We will do our best to have repairs done timely and will not be responsible for any losses such as spoilage. Refer to your
Rental Addendum under the section "REPAIRS & MAINTENANCE."

I cannot find my keys - If is during our normal business hours you may sign out a key; another option would be a locksmith.
Someone is parked in my stall - See the resident manager is applicable or as the vehicle is illegally park you may call the tow company listed on the private parking signage.

How do I have a Landlord verify my tenancy?
Have the Landlord FAX us their Tenant Verification Form signed by you. We will promptly FAX back the completed the form back to the Landlord. Our FAX number is (808) 942-1811.
