This is a follow up to our message of 10/05. The "Statement of Taxpayer" notice you received dated 10/02 has been resolved with the State this afternoon. Your account is current with no balance owing. We can understand your concern receiving the above statement. We have instituted a double verification process to ensure that this does not happen again.

We were unaware the August ACH payment to the Tax Office failed. We have instituted a verification process to insure that this does not happen again.
August's payment was resent with an effective date of 10/10/23 and the Tax Office was notified. Any penalties will be paid by Oishi's directly to Hawaii Tax Online. DO NOT MAKE PAYMENT!
For your informaton, September's GE tax was filed on time and we have confirmation that payment was received.

If you received a delinquent notice from the Hawaii Tax Office for an unpaid August GE filing, we are working with the tax office and First Hawaiian Bank to resolve this matter. Please do not make any payments to the tax office. Your GE tax was filed on time and payment made by ACH through First Hawaiian Bank. We will keep you informed with updates on this page as we work on resolving this issue. Once again, do not make any payments and we ask for your patience.

My AOAO does not mail maintenance fee statements/coupons and only publishes E-Statements online in my portal. How do I get reimbursed for utilities chargeable to tenants?

When will you increase my tenant's rent?
We are reviewing rents every 2 years instead of yearly. Since Covid-19 began, we took over management of properties from several property management companies. Nearly 100% of the tenants of these properties were not given any rent increases. Although owners may have lost income of 2%, 5%, or 10%, any additional rents would have partially been offset by the loss of rent during the vacancies and the cost of "make-ready" repairs. Our philosophy regarding rents has always been to be at 5% below market to get properties rented faster and to keep tenants longer. Because of the psychological overhang for tenants knowing a yearly increase may be forth coming, reviewing rents every two (2) years instead of yearly tenants may stay longer reducing the cost of vacancies and repairs.
What if I would like to raise the rent?

GENERAL EXCISE TAX (GE) - filing and payment
If Oishi's is making my GE tax payment, can I be provided with a copy of GE form 45 (monthly) and 49 (annual)?
Beginning July, 2020, the State of Hawaii requires GE filing be made online and payment done through a bank's ACH (Automatic Clearing House). If you would like to review your GE account, you may go online and google "Hawaii Tax Online" or https://hitax.hawaii.gov/_/
If this is your first time, on the bottom left of the screen, you can sign up to create a sign in.
What would be the process if I would like to have Oishi's pay my GE tax?
Will begin GE filings and payments only at the beginning of the year. This is so there is no issues with the annual G-49 return.

Single property owners are charged $12 per year in March. Owners with multiple properties are charged $6 a property per year. A letter regarding this charge was sent to all owners on January 28, 2018 (link below).

PROPERTY TAX bills are due by the 20th of FEB & the 20th of AUG
a. If we paid your property tax in the past: We will continue to do so, provided we have the original invoice to pay from.
b. If you received the invoice and would like Oishi's to pay the property tax for you, please fill out the Change of Address on the bottom of the invoice to send to "Oishi's Property Management, 750 Amana St. #101, Honolulu, HI 96814" before forwarding the original invoice to us. The invoice must be received by us by the 1st of the month that it is due (Feb/Aug).
c. For the latest property tax information from the City and County, click on the link below.

Why haven't I been receiving my net rental checks on time?
Recently there has been an increase of owners who do not receive their monthly Net Rental Proceeds (NRP) and statements in a timely manner or not at all. NRP statements are mailed on the 28th of each month; if you do not receive it by the 6th of the following month (allowance for mail to reach you), please contact Mike Hiramoto at ext 10 or email: mhiramoto@oishis.net.
Owners are encouraged to have their NRP's deposited directly to their bank accounts (ACH). To do this simply mail or email a voided check (not deposit slip) ATTN: Mike Hiramoto (mhiramoto@oishis.net).

We have no excuse. Please use "Contact Us" in the Owner drop down menu. It would be helpful if we know who you were in contact with and any other pertinent information. Answering the 5 Ws and 1 H (who, what, when, where, why and how) can be helpful.
